MANDATORY REAL ESTATE PRE-LICENSURE CLASSES


Law of Agency (1111)

Topics Include:
Types of agency. Application of License Act, Fiduciary responsibilities, creation of agency, responsibilities of agency and principle, intermediary, dual agency, review of finance, TREC promulgated forms and notices.

Law of Contracts (1200)
Topics Include:
Elements of a contract, offer and acceptance, the stature of frauds, specific performance and remedies for breach, unauthorized practice of law, commission rules relating to use of adopted forms, and owner disclosure requirements.

Principles of Real Estate I (0111)
Topics Include:
Introduction to Real Estate practices in Texas, Real Property, The Real Estate Market, Fair Housing (3 hours) Brokerage, The License Act, Contracts, and Appraisal are included in this course.
Core Credit 30 hours


Principles of Real Estate II (0112)
Topics Include:
Real Estate Financing; Principles, and Practices, Transfer of title and title records, math, closing, property management. Control of land and Real Estate Investments are covered in this course.

Real Estate Marketing (0511)
Topics Include:

Characteristics of successful salespersons, time management, psychology of marketing, listing procedures, advertising, negotiating and closing, financing, Deceptive Trade Practices, Consumer Protect Act Earnest Money Contracts and workshop, real estate professionalism and ethics.

Overview of Appraisal (0212)
Topics Include:

Purposes and functions of an appraisal, social and economic determinants of value, cost market data, and income approaches to value, final correlations, reporting, appraisal case studies and others.

Property Management (0811)
Topics Include
:
Introduction to professional property management, manger-owner relationship, leases, owner-tenant issues, safety issues, Federal, State, & Local Laws, fair housing, commercial, apartment management, record keeping and budgeting.

Finance Workshop (0423)
Topics Include:

Concepts of basic financing, government influences on fiancé, current trends in mortgage lending, internet, conventional loans, government insured or guaranteed loans, special financing, closing costs buyer and seller, loan applications, all done with hands on and workshop fashion.

Real Estate Math (0611)
Topics Include:

Basic math, sales price, list price, net, depreciation, commission, area and volume, refinance, prorations, closings, legal and taxes, lease calculations, appraisal.

Marketing Workshop (0521)
Topics Include:

Listing, buyers representation, time management, ethics, open houses, advertisement, regulation Z, self promotion. CMA, contract negotiations, motivational topics, role playing.

The Art of Negotiation (0512)
Topics Include:

Negotiation skills are involved most aspects of marketing. This course explores the basic skills that are necessary to become a good negotiator.

Selling Strategies in Marketing (0522)
Topics Include:

This course introduces the many ways to increase sales. It explores the Fair Housing Laws and do’s and don’t’s of marketing. Role playing and hands on experience.

Mortgage Lending And Closing (0421)
Topics Include:

Hands on workshop with loan application, qualifying, and closing costs. Processing and contract impacts on financing practices.

Real Estate Law (0311)
Topics Include:

This class is an in depth study of the Texas Real Estate Laws. There is background, free hold estate, legal descriptions, ownership, brokerage, and agency. Conveyances, contracts, and liens included.

Finance (0411)
Topics Include:

In depth study of finance, federal and state regulations regarding loan application and funding. RESPA, ECOA and TSLD included information content.
Core Credit 30 hours


Real Estate Brokerage (0721)
Topics Include:

A course to assist those wanting to become a Broker and/or Manager of a Real Estate Office. It outlines the dos and don’ts for this licensee. It also familiarizes the pre licensee with the workings of a Real Estate Office, so they will be more prepared to make a decision about where they want to interview, and good questions to be asked.
